Stoss collaborated with ZAS Architects of Toronto and Dubai and with developer Nakheel on a 30+ acre mixed use neighborhood to be built on an entirely new peninsula in the Gulf. The project will be one of the first to achieve the Emirates' goals for environmental sustainability.

The landscape is primarily built atop a 4-story parking podium and includes dramatic linear dunes that criss-cross the site. The dunes help to define intimate entry courts and lush gardens between buildings while simultaneously framing spectacular views to the gulf.

Water terraces and mangrove gardens connect the podium to the beach on one side of the development and integrate pools that are part of the development's overall greywater recycling program. On the opposite side of the podium, a wooden boardwalk with sculpted seating and planting elements provide a more formal zone for promenading, set between retail shops and cafes and the marina.
